Design Process

A clear, two-step path—so you’re never locked in before you’re ready. 


 1) Schematic Design (SD) — Hourly
We begin with site study, zoning/code checks, precedent and program mapping, and early concept plans/elevations. You’ll see options, budgets in mind, and clear pros/cons.  Typical Deliverables: concept plans/elevations, mood imagery, outline finish ideas, preliminary builder check-ins. 


 

2) Design Development (DD), Construction Documents (CD), and Construction Administration (CA)
Once an SD concept is approved, we move to a second agreement covering:

  • DD: Refine plans/elevations, major dimensions, window/door strategy, materials, preliminary engineering coordination.
     
  • CD: Fully coordinated drawings and specifications for pricing/permit; details that protect design intent and cost.
     
  • Bidding/Permitting: Coordinate with builders, respond to questions, assist with permit submittals.
     
  • CA: Site visits, submittal reviews, RFIs, punch lists—keeping the design intact through construction.


  • Interior Architecture (Optional): Review your interior needs and propose designs for moldings and built-ins throughout your home. These areas would include Kitchen cabinetry, Walk-in Closets, bookcases, and much more!
     

Communication & Budgeting
We set meeting cadence upfront, share progress sets, and coordinate early with your builder to keep scope and costs aligned.
